Moreland Sales Meeting 7.16.2013

For your Blog:

If this doesn’t sound like something Portland will do, I don’t know what does.  – Chicago is the first real estate market to put energy costs on their listings. I think that would add additional incentive for retrofitting homes for efficiency, and buyers can factor in a vital factor in their monthly costs. We’ll see! http://goo.gl/m7QL6

I think this is one scary map.  –  The whole country, right down to the county, shows life expectancy, obesity changes over the past decade, as well as activity changes over time as well. Hint: most parts of the country are not going the right direction, though we’re better than a lot of places. Check it out.  http://goo.gl/GyAqH

The Shadow Inventory Knows … that it’s shrinking!   – With ‘seriously delinquent mortgages’ at their lowest level since 2008, the worry of ‘what’s out there’ is much less scary. A quick read.  http://goo.gl/k8O0U

Portland is SO awesome and amazing and the best place EVER. How could someone POSSIBLY think we’re snobs???  Well……. We made the list. I guess we posted high numbers in the ‘conspicuous eco-consciousness’ and ‘Artisanal Coffee Houses’  Categories. J  We missed the Top 10 of snobbiest cities (We’re number 11). Actually, I may be good with this. See the reasons and Top cities. http://goo.gl/2STBM

Transaction Master

  • Make a close examination of whether mutual agreement has been reached.  Be sure to always check the  Expiration time of offer as part of your contract review. Had two not in mutual agreement just this week.
  • Weird concept #32- Withdrawing Unconditional Disapproval. The answer – ‘Can’t Do That’.

Consistent Connections

  • It’s calendar time! (Say it isn’t SOOO!) The discounts keep getting smaller through the year, so you might want to order sooner than later.

Expert Advisor

  • Have you thought about ‘front loading’ your future qualifier questions to your buyers? It makes it much easier to enter into the ‘whatcha think’, should we go for it’ conversation, if you’ve discussed at the beginning of your search the questions you’ll ask them to assist them in making a decision. Make the words your own, but the concept is great.
    • When we find the home, I’m going to ask you a couple of questions.
      • Can you see yourself living in this home?
      • Can you see yourself owning this home?
      • Shall we write an offer on this home?

Business Savvy:

  • MERS Effect on Final/Future Sales:
    • Non judicial foreclosures are final. YES!
  • 25% off on Pro Schools CE Classes for July. Referral code ‘Summer’.
  • Have you seen this? Buyer’s agents submitting initialed agent full RMLS printouts with offers?
    • It is better to use the client full not the agent full for RMLS rules in confidentiality.
  • Have you read what some of the bills that were on the docket for 2013 SAID? Holy smokes! Thank HEAVENS some of these didn’t pass!

Listing Specialist:

  • Portland Odds of Selling for June (Attached) Thanks, Tori!
  • Tenants? We need to be REALLY careful when taking a listing. Seller must have a separate written agreement with tenants allowing access to agent and landlord for the purposes of selling the property. (Attached example) Please direct your landlord / clients to an independent source for the form. The one above is from www.oregonrentalhousing.com/store
