Transaction Master

    • Make sure to advise your Buyers/Sellers. This could go either way, so be careful.

Business Savvy:

  • Tip on writing blogs on your websites. It will save a LOT of angst!
    • If you copy text – format in Notepad (Windows) or Stickies (Apple) before you move it to your Word Press Blog. Do not format in Word.
  • You can put your custom design templates on Custom Express orders.

Listing Specialist:

  • Pre-Marketing Discussion + Authorization to Exclude.
    • What happens when someone wants to write an offer before it’s on the market (RMLS)?
      • Discuss with your client about the pros and cons. Let them know what they could be missing without RMLS exposure.
  • New Listing Procedures:

ZipForms

  • Use Template and input Seller’s Names and Address
  • Complete 2 page Listing Agreement
  • Don’t use Data Sheets.
  • Print out all the forms. (This could also be via Docusign, but you get the idea)

RMLSWeb

  • Input as much as possible into listing. Print out data sheets
  • At time of signing the agreement, or during a walk-through, jot down the remainder of the listing information.
  • Input remainder of data. Print out an ‘In Progress’ RMLS listing sheet.
  • Send ‘In Progress’ Listing and Data Sheets to your seller’s for their corrections if any, and their initials.

Listing Published

  • You have all the signed documents completed on Day 1.
  • Discussion: Multiple Offers. Getting aggressive.

What happens when your client is completely going against their best interest?

  • Let them lose one.
  • Give them your advice. Be forward. Be honest.
  • Ask the question “What price won’t make you regretful if you lose the house?”
  • It’s helpful if you know the coop agent. Let your client know about your experiences/knowledge.
