Let’s see…how much does a 2,500 square foot house cost? THAT question is relative! I often get the ‘about how much are homes worth based on square footage?’ Not a bad question, but THESE homes kinda throw the question under the bus!

Looking at REALLY expensive homes is cool!  You can ooh and awe and not have to pay the property taxes at the end of the year. This luxury portfolio on line magazine is pretty sweet. How do you calculate confidence?  I’m not sure, but someone does. Home Builder confidence is the highest it’s been since April of 2006. Part of their jumping up and down is that SALES are at their best level since 2006 as well. And while there are a couple of ‘other’ concerns, this is really a nice read for the home industry.

Transaction Master

  • Condo Closing Date alert! Fannie Mae upcoming changes – full legal reviews of condo documents. If your client is putting down less than 25%, closing dates need 60 to 75 days for a full review. 

 

  • Real Transactions
    • Agreed to Repairs without the waiver of buyer’s rights. Can the buyer STILL terminate before the end of the Inspection Time period?
      • Windermere addendum states that they waive rights when Seller’s complete repairs. However, the sale agreement states that ‘UNLESS a written modification has been reached, buyers have the right to unconditionally disapprove. So….. Once ONE modification is made, buyers can’t use the inspection period to terminate.
    • The other agent says ‘they will be meeting their clients tonight to make a decision on the offer.” What should you say to your clients?
      • I’ll keep you informed… (Now you’re in a waiting period. Keep communication open.) Remember NOT to try and predict the future, or to convey to your client that the OTHER agent can predict the future.
    • Your client verbally agrees to a change in the agreement that the other party wants. What do you say to your client? What do you say to the other agent?
      • A verbal agreement needs to be set in writing. Make sure that’s clear to all parties. Also time is of the essence, as situations change.

Listing Specialist:

  • Video Stat: 78% of home sellers expect video to part of the marketing campaign. Less than 1% of agents do it. 
  • Would it be better to have your QR code go to a video? Yes.

 

Business Savvy:

  • Question: Could you do a quick 20 second talk on Quantitative Easing and how it impacts real estate?
    • It’s the Feds attempt to stimulate the economy with $40 Billion in mortgage backed securities each month.
    • Main goal is to keep mortgage rates LOW.
    • The last two tries had minimal impact (except for the stock market loving it)

 

Consistent Connections:

  • Are calendars part of your connection plan? If so….. IT’S ALMOST OCTOBER!
  • Your websites: A couple of Steve tips that I did this weekend.
    • Any links on your site? Change the default to “open in new window/tab”

Be sure your Headings really let the client know what happens if they click. Instead of ‘Properties’, how about ‘Search for Active Listings’.
